1. Reservation & Confirmation
A booking can be made by telephone, email or via our website.
After receiving the booking we will send a written confirmation. The booking is only final once you have received our confirmation and the deposit has been paid.
2. Payments
For definite reservations we request a deposit of 40% of the total rental amount within 2 days.
The remaining amount must be paid upon arrival or in advance by bank transfer.
For last minute bookings (within 14 days of arrival) we expect full payment in advance.
3. Cancellation
Cancellation is only possible in writing (by e-mail). Unless otherwise agreed, we apply the cancellation conditions according to the AGBH 2006:
Up to 3 months : Free cancellation
3 – 1 month: 40% of the tour price
1 month – 1 week: 70% of the tour price
Within 1 week: 90% of the tour price
In case of no-show 100% of the travel sum
We recommend that you take out travel and cancellation insurance.
4. Check-in & Check-out
Arrival (check-in): from 4:00 PM
Departure (check-out): before 10:00 am
Other times in consultation, if possible.
5. Stay & Liability
- The apartment may only be used by the specified number of persons.
- Guests are requested to take good care of the apartment, furniture and inventory.
- Damage to movable and/or immovable property of our apartments or other objects that have been made available to you will be charged to you on the spot with a separate invoice. This invoice can then be used for the travel insurance.
- The landlord is not liable for any loss, theft, accidents or damage to persons or property during the stay.
6. House rules
Our house rules are part of these conditions. Guests are expected to respect these rules.
In case of serious violation of the rules, we reserve the right to terminate the stay early without refund.
7. Tourist tax
The obligatory tourist tax (Kurtaxe) is not always included in the price and is stated separately. This currently amounts to approximately €2.70 per person per night (from 16 years), in accordance with local regulations.
8. Animals & Smoking
Pets are welcome after consultation and confirmation. Additional costs will be charged.
Smoking is not allowed in the apartment, only in the designated outdoor area.
9. Force Majeure & Cancellation by the landlord
In case of unforeseen circumstances (such as natural disasters, fire, technical failures) we reserve the right to cancel or change the booking. In that case we will fully refund any amounts already paid.
10. Applicable law
These terms and conditions are governed by Austrian law.
Disputes shall be submitted to the competent court in Villach, unless mandatory law provides otherwise.
